Much like others' reviews, our experience of Smooth Asset Management is terrible. We haven't received rent payments in almost 6 months, we haven't received any information, calls aren't returned and emails have a stock 'we will respond in 7 days' type reply (they don't reply). It is absurd.

They are the worst estate agents. DO NOT give your property to them. They don’t pay you rents on time, every month I had to call up for the rent money. It’s been over a month now I haven’t received my rent. I have sent many emails and called them many times Emma keeps telling me accounts will get in touch and that I have told accounts to process it, all lies! Mr Mithul on the other hand likes to threaten people and lives his life lavishly on our money. They are a bunch of liars I don’t believe they even have an accounts department. Please stay away from them and what ever business you have with them finish it do not trust them.

Terrible service! They withheld my rent for no reason and ignored my emails and calls. Never ever give your property to them to manage. They were good before I don’t know what happened to the company since last year. Everything changed!

The worst agency and I am looking to file a complaint on this company.
I was renting a house through this agency they were pushing my moving in date more than 3 times. Then as soon as there was the opportunity to go see the house since i was coming from overseas I went to see it on the 5 of January the house was a complete mess considering i was supposed to move in on the 9 of January. When we told him that the house needs cleaning he said ok but that means we need to push the move in date to the 11 of January.
The house we where going to rent was in app( Rightmove) from the first week of December. That means there was plenty of time to get the house ready and cleaned for the tenant (me). They also were waiting for the gas and electricity to go through some kind of certification process they told us that on the 5 of January . Excuse me, I am supposed to move in on the 9 of January and you are telling if we get the certificate we move in on the 9
Not only did they take my holding deposit but they also threw me off of my budget since I was supposed to be in the hotel for less than a week but now it has been almost two weeks and maybe more since I am looking for other houses.

Look at the pictures. Can you believe this is what the agency letting me move in to?!?

I have to phone every month to get rent paid. No one answers so go through to someone who is working remotely and they can't pit you through to the office. I am owed rent for June which should be paid on 17th of each month. I never get a response

We haven't got our rental income for 4 months plus and the The agency hasn't even informed us. We have to chase it up every time. Emma's mobile number given was wrong number and I have asked Mitul for the accurate one. But still waiting for it. When I ring them, they always take the messages but nobody ever calls me back. The agency really need to communicate with us honestly and open about everything. Deal with the problems without us making an appointment for the meeting with them.

Worst customer service and what ever they tell you is nothing but lies. Mitul’s only focus is collecting rent from tenants and either delay payments or don’t pay landlords at all. Avoid at any cost.

LANDLORDS STAY WELL CLEAR
Absolutely rubbish letting agents made a
big mistake choosing them to manage my property
Every month rent is always late when you call them you get through to answering company who takes there calls to say they will get someone from the office to call you back WHICH THEY NEVER DO if you do get through the phone line reception is so bad it cuts out or you speak to Emma who lies to you saying I will get accounts to call you back or to let them no they never call you back
Even the boss Mitul will speak to you so professionally but all lies comes out of his mouth
