At first glance this is a superb place to stay, spacious and airy and well located, clean and well equipped. We sadly had a few hitches with a toilet that continued to refill, no window pole to open the very high windows and no shower mat in one of the showers. It was hot when we were there, and being able to open the very high windows was really important, when I contacted the owner for assistance I was told a pole was on order. It did not arrive that week. That should have been dealt with more efficiently. There were some issues with the hot water supply, we ended up having some cold showers because a switch had been turned off before we arrived. Having written to the owner to explain that these issues were not in keeping with the top end cost of the property I had an offer of a reduction next time I stayed. When I pointed out that it would be more appropriate to partly refund this particular stay, as I did not feel it offered true value for the money it cost I had no reply. ( if you take faulty goods back to a shop you are not given a partial reduction if you buy another, so why can holiday lets get away with this?) Maybe these issues are resolved for future guests, I hope so as it will then be a fabulous place to stay. As with all self catering holidays though, you pay upfront and then if the property does not meet certain standards you really do not have a chance of getting a part refund at all. I did not want to spend the whole holiday complaining about the toilet, we were able to regulate the flow and get it to flush properly by removing the cistern lid, despite the attempts by a plumber to put this right. Interesting that there was no visitor book to write comments in, this would have been helpful. As I said it is a lovely property, and spotless, and would have been worth five stars had my complaints, albeit minor, had been answered to my satisfaction.

We stayed in Simons Barn with our two dogs. The accommodation is excellent for two. Very spacious, all the amenities we wanted. Nice welcome tray on arrival, place was very clean and even the log burner made up ready for use. The kitchen had all the equipment we needed. Separate shower and bath, the shower was excellent with lots of piping hot water. Nice comfy bed. Nice touch that logs were supplied as we required them. We know this area vey well so knew where to shop etc. Meet owner, Louise, and she was vey helpful. She lives next door do if there is any problems she is on hand to sort them. Comfy lounge, underfloor heating very effective especially if you have the log burner going. Very close to Blakeney and Holt. We just love Holkham beach.

Wow, returned from a fabulous weekend staying at Wills Barn. It deserves a 5 star, beautiful surroundings, property and facilities are top notch. Plenty of room to be home from home. ||It was a amazing weekend where the girls got to relax and enjoy the peace from our busy lives. ||Will highly recommend and we will definitely be back 🌟

4 of us 2 couples booked in, only for the 1 night thank god!.|Toilet did not work it was full of dirty water, dirty, dead insects in cupboards|No where to hang clothes|On arrival a maintenance man told us the toilet did not work. When asked for another apartment he stated none available.|The toilet we had to use across the yard was dirty, urine all over and someone left dirty pants on floor. Still there when we left|I rang the office was told i would be re-imbursed. What a laugh.|Despite e.mails and phone calls no joy.|Never Again|I have travelled all over the world thiis was the pitts.

Opportune find whilst coastal touring around Norfolk |Pay a little more for the self contained barn converted with all amenities|The area has poor signal coverage but great wifi in the pub associated with rentals|Food , new young couple rebranding the business with a friendly and professional flavour|Lovely atomospher with very good prices for a picturesque village.|This is ideal for a restful evening after a days activity, peaceful and tranquil with just the pub in the village|
