Please do not rent with Lexadon! Lexadon were extremely unhelpful throughout our tenancy. They regularly increased the rent but did no improvements to the building. Our contract was for 6-7 years (rolling), i lived there for 9/10 months and there had been no effort to repaint or improve the flat. When we left they did not repairs to it, and put the flat on the market immediately.

When renting on Rushcroft Road please also be aware there are issues with individuals who take substances, that you will hear screaming at each other all night (you can still hear through ear plugs). If you’re lucky enough you might need to step over them when trying to get in/out the building - whilst not directly a lexadon problem they will do nothing to try and support the issue. They have also managed to get into the building, where they have slept and smoked in. After calling the police to remove the two individuals, you might think that Lexadon will question the level of security their buildings have. Think again.

Some of the keys issued to tenants are also master keys, meaning that people are able to get into any flat in the building. When asked about this, Lexadon almost denied this being the case yet did nothing to investigate or rectify the problem.

I was surprised by how much we had back in terms of the deposit, but they will find some way not to give you the full deposit back. They take very little responsibility as landlords, eg will blame a third party they have hired to charge us for a domestic clean rather than professional clean despite offering no guidance to clarify what these differences are and us providing a receipt that clearly shows this. We were also able to call the cleaners back after 3 days if it wasn’t cleaned to their standard, their response was “its up to the new tenants discretion whether they would like the property cleaned” when the flat remains on the market.

To reiterate, Lexadon are predators, if you continue to rent be prepared for back and forth emails (which offer very little resolution) and sleepless nights.

Do not rent with Lexadon if you can in any way avoid it. Completely incompetent, undertrained and unprofessional staff company-wide, maintenance issues will be left for as long as they can do so regardless of the urgency. Many maintenance professionals who visited our property to look at repairs/ replacements expressed they had been telling Lexadon for upward of 10 years that certain things were broken and needed replacing, and Lexadon continuously have ignored their advice. They consistently paper over cracks, while their properties are falling apart.

I cannot stress how bad our renting experience with Lexadon has been. Really do avoid if you can.

Writing this as I don’t really feel I have any other option. I would strongly recommend not renting from this group. When we moved in to the property the flat was dirty and there were maintenance issues that were not dealt with. I’ve also experienced issues reporting maintenance problems and these were not dealt with in a timely manner - practically zero communication from the agency. The condition of the flat was also shoddy even though we were told it would be ‘freshened up’. They will also try and force you to pay for a professional clean at the end of the tenancy even if you have returned it to them in a better state than you received it. I have also experienced numerous emails which in my opinion were bullying/forcing us into paying for a professional clean regardless of how clean we returned the property to them. We are now experiencing a dispute over a charge for professional cleaning because of this even though we spent 2 days ensuring the flat was spotless. In my opinion these people are the pinnacle of typical landlord swindlers and all that is wrong with renting at the moment. Steer clear.

I would be very cautious about renting a Lexadon propriety. Of all the landlords, and property companies I have rented with, they are by far the worst, as well as the probably the most incompetent.

The team that looks after tenants have almost no knowledge of tenancy and rental laws. They will often try to make requests that are not fitting with your rights as a tenant, so make sure you have read up on your rights as a tenant.

From the day we moved in it was a nightmare. The flat was in a disgusting state, it had not been cleaned and we had to argue to get a cleaner in. They told us the walls would remain dirty as we had not specifically asked for them to be painted or cleaned. The heating did not work, and we had to wait two weeks to get it fixed. I had to spend the first weeks cleaning and fixing multiple issues in the flat as it was as noted that they would not be fixed due to us not mentioning the request on our offer letter.

They will often claim that they have not received information/files/emails etc so make sure you keep a record of everything. They are rude and condescending in communication, and often claim things are “not their job”. They will make claims without doing any checks. We were threatened with a charge as we had “changed the locks”. We had not changed them, it was just nobody from the office could be bothered to actually check this claim, and we had to film ourselves using the keys. Accounts also had our move our date wrong so kept sending letters claiming “rent arrears” but they would not respond to our emails explaining we had moved out. Thankfully I spoke to Clare on the phone who resolved the issue immediately.

The maintenance team are horrendous, you will need to continually chase them, it took 18 months to get some of our issues fixed (replacement blinds for example) You have to basically beg, and explain how it’s damaging their property before they will do anything. The workmen who come are really really helpful and will try to do the best for you, so that’s good.

Over all a dreadful renting experience, please be very careful with this company.

Did not fix a serious water leak and resulting mould in our flat for 5 months, left a hole in the floor for two months and then put our rent up 30%. Poor communication, passive aggressive, slow to fix problems. AVOID.

These guys have been really awesome from the start of the viewing process through to the completion of our application process. We had to work semi-remotely as I was out of the country and they were incredibly supportive and helpful. Would definitely recommend!!
