Genuinely amazed at the number of ‘5 star’ reviews this company has. If I could score them none I would.
Lived with them for 2 years after getting locked into a contract and had a terrible time throughout. They really are complete joke of a company. Treat their tenants with utter contempt.

Moved in with the promise of the house being completely refurbished. Painting works started and then promptly stopped when they got to my rooms. Lived in a half painted house for 1.5 years with a 25 year old kitchen that was disgusting and unhygienic. Simple problems were neglected and my rent went up £95 after year one and a proposed further £85 after year two with no justification despite the ongoing issues with it.

Staff were consistently rude and unhelpful and I couldn’t recommend enough staying as far away from them as possible.

You will leave feeling dissatisfied, angry and taken advantage of….

Believe the bad reviews!
Very unprofessional and unhelpful company,
Multiple problems with house including a burglary, flooding, toilet getting blocked and getting charged to replace, no washing machine working for weeks, freezer breaking down and not being replaced for weeks, thermostats locked. Cleaning products were never supplied as agreed and the process to reclaim the money back was bothersome. There no members meetings or events or what ever they tell people about that. Staff are unhelpful and don’t help with issues, including someone living in my room whilst I way away- they didn’t care.
Room wasn’t even cleaned when I moved in I had to remove personal property from under my bed including plates from the kitchen.
Door in room had no proper lock to the outside of the garden, or in the room, therefore unable to get any sort of insurance cover to protect myself.
One occasion arrived home to a party of 20 people in my kitchen, drunk and unable to use the house facilities. Housemates leaving back door open (physically open) at night. People just generally trashing the place and never cleaning. Cleaner was polite and nice but only one woman can do so much, literally like living in a dump.
When I complained I was told “maybe it’s your time to move on’ thankfully I was only locked in for 9 months.
As someone who lived in London a long time, I got better treatment from private landlords, avoid avoid avoid. This is not the London experience you want.

The rooms I saw with Capital are well above the ones other agents showed me! Large kitchens, modern and nicely furnished. I had a choice of 4 different properties at the time and liked them all. I decided to take one in Clapham with a large room and close to the station. It was easy and I recommend them.

Update: Following previous review, Adam got in touch to address issues outlined below with deposit. Acknowledged the break down in communications and has assured changes being made internally to rectify in the future, which was appreciated. In general, the rest of my time with CL has been really positive, they are quick to fix issues and make changes to flats in order to make them work better for tenants. I have made really good friends with everyone I have shared with and for those looking to expand their social circle and meet new people, this seems a great way to do it.

No ill will towards them, and really think if they can nail the in-life manager aspect to renting in the future, they have a pretty good thing going.

Also shout out to Alice, who is lovely.

Previous review:

The in-life Property Managers (those you have a day-to-day relationship with for issues, money matters or deposits etc.) are at best incompetent, and at worst, cowboys. From disputing refunding me £1 for some tin foil when the flat was asked to pay for their own supplies during covid, to withholding deposits from flatmates for over a month after they have moved out for no apparent reason – it has completely soured what was an otherwise good living experience.

As you look around at London properties to rent, it is no secret that you will be paying a premium for your room in a Capital Living property, and with that you expect a level of service, and hope that they would try and move away from the stereotype that all London estate agents are self-interested money grabbers. Unfortunately, they currently fail at this. I wouldn’t recommend staying in these properties unless you are happy to forfeit an unreasonable amount of your deposit (if you ever managed to get it back) at the end of the tenancy. I’ve lived in London for a number of years and was prepared with evidence to dispute the ridiculous charges they were proposing, I worry that others may not be so lucky.

Would have loved to discuss this with Adam, however disappointingly he was not willing to discuss the failings here.

As a new tenant, I really enjoyed my experience with Capital Living so far. Firstly, they offer the best price - quality ratio comparing to other shared accommodation companies in London. All properties I viewed were clean and well-maintained; and they make living much easier by managing all your utility bills and Council Tax (which makes your rent payments looking even more attractive). Secondly, they offer contracts with relatively short tenancy length of between 8-12 months, which is perfect for someone new to London as it gives you flexibility with your living arrangements as you explore the city. Further, the management team is very responsive and flexible, which allowed me to go through the whole booking process while being abroad. Would definitely recommend Capital Living to friends and colleagues.

An absolutely abysmal company. I used Capital Living for just under a year and throughout my time there the house was completely neglected. We had countless problems with appliances not working, including our oven, leaving us with half an oven for almost five months and one of the showers which left us with one functioning bathroom between six tenants for most of my tenancy.

Towards the end of my stay we also had a rat infestation which was not responded to with any haste despite the hygiene implications. I exercised my right to end my contract early paying £300. Before I left they assured me that they had someone ready to move in, however, I later found out that they didn’t have anyone move into my old room and was consequently forced to pay for over an entire months rent (the first month that I wasn’t living there), because they were incapable of finding a new tenant in time, (which I would’ve happy done myself).

The people that work there are mostly useless or rude. The company as a whole is just one big money making scheme, getting tenants in as quickly as a possible to keep the cash coming in but then neglecting them and the properties they live in thereafter. I would go as far as to describe them as con artists. DO NOT rent from this company. You WILL end regretting it. It’s a shame there isn’t an option for no stars on Google ratings.

P.S. Funny how they either have 5 star reviews or 1 star…I wonder which one’s are real! Hmmm…

Having to relocate to London quickly Capital Living has been an absolute dream! Jess has been so friendly and helpful even when I was emailing her from New Zealand with weird and wonderful questions. They really have taken all the stress out of finding a flat share with like minded people in sought after areas of London. I love the fact that they hold well thought out social events too; helping new people to London meet more people than just those they work with. Amazing concept and can't recommend it enough!

Well what can I say I moved to London in February 2016 and met with Capital Living straight away. They showed me the house and straight away I fell in love with it, I was 100% in. Then of course were my housemates, they could not have done a better job of putting me in a house with some of the best people I have ever known.
From day one, there have been laughs, dinners, park days, wine and even trips abroad together. I have made friends for life, no doubt about it.

But back to Capital Living themselves, they are smashing! The convenience of paying once a month and having that cover all costs is just a dream when you live a busy life. Who would have thought that kitchen paper, toilet paper, washing up liquid, hand wash etc being delivered once a month would make life that little bit easier - well it does!
From that to any other maintenance issues around the house/garden, Charlie is on the ball straight away to have it fixed.

I could not recommend Capital Living enough. I'm loving my house, loving my housemates, loving the capital living social events and loving meeting other young like minded people within the community.
The capital living team clearly enjoy what they do, and it shows though their enthusiasm. They do a great job and have made my time in London so enjoyable!
