We took on Dempster at a difficult time for our building last year, when we had several major challenges, including legal enforcement notice against us, which has now been sorted. Since then Dempster have helped us to gradually work our way through these issues and put us on a more even keel, and make sense of our rights and responsibilities as an RTM.

They also manage service providers very well and will respond to requests for help efficiently and effectively.

We have an excellent property manager in Melissa, who has taken the lead very effectively here - we also have found Helen, Sarah and Tiffany to be very helpful and friendly whenever we need support.

We are pleased at the impact Dempster have made on our behalf and look forward to working with them for many more years to come.

As a remote landlord of a property located in a block of flats managed by Dempster, I've found them to be professional and good at communication. Questions are always answered promptly and they have managed to keep costs reasonable so far. They are very vigilant and take action to tackle issues such as littering and unauthorised use of car park spaces.

There are some areas for improvement. For example, during recent works, a number of car park spaces had to be suspended for 2 days. The good thing was that Dempster informed residents and landlords in advance so other arrangements could be made. The negative was that Dempster did not help to make alternative arrangements for impacted car park spaces.

Overall, considering the size of the block, location and reasonable costs, Dempster are doing a good job of managing the development and I'm happy with their services.

I have given Dempsters 5 stars because they provide a good service and obtain contractors as required in this time of tradesmen shortage. In addition they liaise professionally and in a friendly manner with our Directors.
It is clear they are well versed in the legalities of managing a shareholder block of apartments. When we contact them with any building problem, they always fully understand the issue, or, they contact the appropriate expert.
With regard to budget setting and financial planning, of which I have experience, I find their recommendations to be very good.
One of our own issues used to be our own shareholders thought reporting faults was done by our Directors alone. They have now been told to report it to Dempsters themselves. They find that works very well and faster than reporting faults to a Director.
Having read a couple of reviews giving Dempsters low ratings, I noted the complaints denote issues which are nothing to do with the company.
One final comment is that company manager assigned to us, is that he has built a good working relationship with a Director who lives on site. And finally, I must mention those unsung staff, those who work in the office. They are good and so very friendly.
For those reading this review I would tell you I am a resident and shareholder with many years as a senior manager and Director in my profession.

Non-existent management company. Very difficult to get hold of and do not answer the phones and never reply to emails. They have repeatedly put up our service charge saying it is in line with inflation/retail index, so it automatically goes up every year and we see nothing for it. Can't think of anything they have actually done in the years we have had them and now we are discussing trying to get rid of them, but they are requesting evidence and proof and threatening legal action, when every owner wants to get rid. They haven't done any major work on our building even though several requests for work have been put forward.

DMS took over the management of two blocks called Parklands in Kirkby, Liverpool. That was in Nov 2023. Less than one year later both 12 storey blocks have no lift access. Block 1 has had both lifts decommissioned for 45 days. Block 2 had their one working lift decommissioned a week ago. Of course, this action is illegal. Any block of apartments above two floors must have two lifts, with at least one working at all time. Both blocks have housebound disabled residents. This means no medical appointments or hospital treatment as, upon return, the residents would be unable to return to the comfort and safety of their homes. Add to this multiple apartments with water streaming through the roofs and ceilings and walls, and some of them without electricity for weeks. A number renters have fled, and some owners are left with apartments they bought for between £60k and £90k as derelict and unsellable.
Before you consider hiring this company? Ask yourself, do you value your property? How about your tenants?
If so, look elsewhere.

This so called ‘friendly family run’ company proves itself to be an utter joke. Since being ping ponged between this small property management company (which is member of Property Redress Scheme, IRPM who would like the to behave more professionally and actually address issues) I have come to the conclusion that this is just another ‘look busy do nothing’ type of management company out to make some easy bucks. They manage this property where my parking place is overshadowed by a tree (planted across the boundary) which ruins my car in daily basis. They refuse to address this matter on the ground that the tree is parked across the line, so I end up having a parking spot that is practically useless. Being a management company if they had any sense of responsibility they could either get the tree trimmed or shortened, could arrange a different parking space or if all of that doesn’t work then why I should I be paying to get my car valeted every second day because it gets showered with bird droppings and even caused corrosion on the body. The height of irresponsibility, poor attitude is unbelievable. Best stay clear of such businesses with low ethics and values. I am in process of seeking recourse through the bodies they are member of.

I thought our previous managing agent did a decent job until Tiffany took over. She stepped-up all the services and negotiated a significant increase in our buildings insurance.

She has also been super-efficient answering queries from over zealous mortgage lenders.

Having used Dempsters as a contact for block property management while working in the industry, I have to say they are easily the best in their field.
They are knowledgeable, quick to respond and friendly.
Melissa, Sarah & Tiff have been a great asset on my property management journey. Sad to no longer need their services but would recommend them to anyone who needed block management services.
