I live in a block of flats managed by them. You spend hundreds of pounds on maintenance every year, and the only thing that they do is hoover and clean the window rarely.

I thought that at least we had CCTV, but after someone broke into my car, I found out that they were all fake. Several bycicles have been stolen too. I was told that it would cost thousands to put real ones. There are 12 flats and they get more than £10K a year. I don't know what they do with the money.

We had issues with one of the flats and groups of 15 or 20 different teenagers were coming every few hours at the weekends and some evening. Lots of people knew our door code. Despite all the neighbours complaint, they didn't bother changing the code. In fact, we found out that it was the same one than the other blocks of flats next to us managed by them...

Appalling company. Severe conflicts of interest- manage a block of flats in Baguley, Wythenshawe, where their owner also owns a lot of flats. Consistently substandard work to the point of negligence. Terrible communication and rude staff.

We have 2 flats in a block managed by Edge Property Management and we have been really happy with the service received by Edge. The building had been miss managed before so it was like a breath of fresh air when Edge took over. We have had many in person and online meetings, Stacey who is running the block is always super quick on replying to email questions/issues. I would recommend speaking to them if your thinking of changing management company.

**HARRASSING, LIARS, DEMANDING MONEY FROM 2 DIFFERENT OWNERS WHEN PROPERTY HAD BEEN SOLD 2 AND A HALF YEARS EARLIER**
I SOLD MY FREEHOLD DETATCHED PROPERTY 2 AND A HALF YEARS AGO MY SOLICITOR SORTED ALL THE SALE PACK OUT FROM EDGE AND I PAID UPTO THE END OF THE MONTH I MOVED OUT.
FAST FORWARD 2 AND A HALF YEARS AND I RECEIVED A CALL AT MY PLACE OF WORK DEMANDING MONEY SAYING I HAD NOT PAID THE RECENT SERVICE CHARGES, I EXPLAINED I NO LONGER LIVED THERE AND SHE CONTINUED TO SPEAK OVER ME IN AN EXTREMELY RUDE MANNER STATING THEY HAD NOT BEEN INFORMED BY THE SOLICITOR & THAT I WAS LIABLE TO PAY, I CONTACTED MY SOLICITOR & THE BUYERS SOLICITOR WHO CONFIRMED THAT THEY HAD INDEED NOTIFIED EDGE OF THE CHANGE OF OWNERSHIP, I ALSO HAVE A STATEMENT FROM WHEN I MOVED OUT SHOWING A NIL BALANCE. I HAVE ALSO CONTACTED THE PERSON WHO BOUGHT MY HOUSE & HE HAS BEEN RECEIVING BILLS & PAYING THE SERVICE CHARGES. DO NOT TRUST THESE PEOPLE, NO WONDER THE PEOPLE LIVING ON THE ESTATE ARE IN THE PROCESS OF SACKING EDGE & TAKING OVER THE MANAGEMENT THEMSELVES.

It's funny they complain about parking issues and people having pets in flats whilst doing absolutely nothing about it. No permit monitoring, no clamping. The satellite signal in our block of flats is awful and they ignore it, there is no maintenance on the ventilation systems within the flats, there is no provision to have parcels delivered to the flats. They just hoover the corridor carpets occasionally and get window cleaners in every few months to justify their charges. Nothing worth paying a penny for really.

The management company is conflicted on a number of developments.Utilising sister companies and delivering substandard work! Tender documents - warranties are never provided even though requested!! They are hiding matters a ripping leaseholders off!

No service level agreements in place for works leaving buildings at risk due to no security.

Finances are not controlled with overspend on budgets.

Compliance on properties is putting leaseholders and residents at risk!

Our building needs moved to Edge a few years back after being mis-managed previously. They have done an excellent job in turning the building around and tackling some of the issues the previous company ignored such as social problems. Dave and Dawn have been a pleasure to deal with and always reply to my emails. I have just sold my property and wish them and the remaining tenants/owners all the best for the future. I would also of course recommend Edge to anyone who needs a Management company.

Edge has been very professional in its approach. This is the 3rd property agency our building has gone through and the best by far. They (Phil and team) are very response and taken action with pragmatic solutions to very difficult solutions.
