Rented a house with IPM for a year with a very mixed experience. They were fairly responsive and friendly in customer service but I could list numerous issues that arose during the tenancy. Some were fixed but there were a few empty promises made, and some issues were dragged out from poor coordination between IPM and the landlord.

The property we moved into was in a poor condition to start due to mould and poor cleanliness (the given inventory video did not reflect this very well - renters should remember to take photos at the start of the tenancy!). There weren't any permanent solutions made but I would hope that the appropriate measures are taken over summer to prevent this from happening to the next tenants (and act on the recommendations given by contractors).

I notice there are no reviews from tenants here so I hope to give warning to students who are considering IPM.

We moved into a house that wasn’t clean, was full of junk left by the landlord and previous tenants, and was covered in mould with a strong mildew smell. Lancaster University Homes said the state of the property was not in line with their standards and apologised on behalf of IPM. We spent the year having to try very hard to stop mould returning in the dingy, damp communal living space which was in the basement.

There was an apparent serious lack of communication between the landlord and IPM. We often had no idea when or if external contractors arranged by the landlord would show up which felt uncomfortable and insecure.

There were endless maintenance issues such as floor and ceiling leaks ongoing for months, and badly installed plumbing and appliances. The only positive was IPM’s general maintenance contractor who was very friendly.

When renting with IPM, you should expect to be interrupted with monthly and termly visits and inspections, as well as very useless termly cleaning. I would not recommend IPM to anyone, there are better options in Lancaster.
