I paid a £2,500 reservation fee for a commercial unit in May, but the contract pack wasn’t provided until November — and by March, key documents were still missing. Communication was poor throughout, and when I raised structural concerns and asked to negotiate, the seller showed no flexibility. I eventually withdrew, having lost time and money. The agent ignored my formal complaint entirely and refused to refund any of the reservation fee, despite delays being outside my control. I would advise other buyers to be very cautious — this process was unfair, unbalanced, and handled with little regard for basic standards of service

we appreciate the dedication and efforts Jon put into our case. We had a great experience working with Jon overall. Jon was extremely hands-on, proactive and always available when we needed to reach him, which made the whole process feel much smoother and more secure. Apart from a little pushing in few times, as we understand the vender also pushed him forward.

I regret to say that my experience with Davidson Estates has been extremely disappointing. Since moving into the property three months ago, I have had ongoing issues that remain unresolved despite repeated follow-ups.

First, there is a persistent leak in the bathroom that was raised immediately after I moved in, yet no resolution has been provided. To make matters worse, as of early November, I discovered that none of the heaters in the property work, leaving me without proper heating during the cold months. These are fundamental issues, particularly heating, which is a legal requirement under the UK Housing Act 1985, Section 11. Landlords are obligated to ensure that essential facilities like heating systems are in proper working order.

Despite multiple contractors visiting the property to provide quotes (now up to the fourth contractor), the landlord has rejected all quotes and no progress has been made. I have not been provided with meaningful updates from the agency and there lack of concern is appalling leaving me in the dark about when these basic needs will be addressed. This ongoing lack of urgency or clarity is deeply frustrating. As an agent I expect them to be supportive of the tenant in forcing the landlord they have accepted as a ‘reliable’ landlord to provide basic habitable living conditions.

The agency’s lack of action is unacceptable, especially given the legal obligation to provide a safe and habitable property. If these matters are not resolved imminently, I will have no choice but to seek legal advice to ensure my rights as a tenant are upheld.

I hope this review prompts Davidson Estates to take these issues seriously and act swiftly to resolve them.

"Terrible experience, absolutely avoid!"

I moved into this property on October 18th, and immediately encountered issues with a broken window that wouldn't close properly. Despite numerous complaints, both in person and via email, the issue was never resolved untill today. The window remained open, causing a cold draft inside and forcing me to keep the heating on almost constantly, leading to exorbitant electricity bills.

I also raised the issue of the bills with the agency, but I never received an adequate response. While my contract obliges me to pay certain bills, I believe I should not be held responsible for the high consumption caused by a structural issue with the property.

Communication with the agency was disappointing, and they never took action to fix the problem. I strongly advise avoiding this agency/landlord as they do not take care of their tenants and fail to maintain the property in proper condition.
