Grace is an absolute asset to Blenheims, she gets things done quickly and properly, and has been nothing but helpful and friendly whenever we needed support.

However, sadly the same cannot be said for the rest of the team. In short: 18 months to repair serious building issues, no response to telephone or email messages, shoddy work left half completed (holes left in walls, carpet cut away and not replaced etc), lack of transparency in invoicing and high fees for a total lack of service.

If you can, avoid at all costs for any building management services - unless you can work with Grace.

Blenheims have been managing the Estate on which I live for some years now. The team is led by Sarah Riley who is very focused and committed to delivering excellent service.
We recently had a major water leak, and Sarah very quickly arranged for emergency water supplies as well as engineers to locate and fix the leak.
I have found her to be forward looking as well, with really good research and advice on EV charging and hyper-speed internet connections.

I had a problem with my drain being blocked recently I reported it to Blenheims and they responded very quickly & sent a plumber.. they also followed up afterwards with an email to me to see if things were sorted out. This response is what you need when things go wrong to I am very pleased on this occasion. Grace Croft-Lawrence of Blenheims was really helpful & professional.

Grace at Blenheim's has taken our issues seriously and chased the relevant contractors to sort out the problems in a timely fashion. Grace has acted very professionally and we should be getting resolution soon as dates have been organized for the works.

I've found Blenheim really good as property managers. Grace Croft-Lawrence has been especially helpful, going above and beyond what was expected to help me. Would recommend them. Sometimes slow to respond, otherwise would have given 5 stars.

Blenheims is the manager for my building and I cant make any changes about it. There are constant personnel changes and I can never reach them when I call with issues. The issues we have had are usually fixed with a huge delay and never done in time or never fixed after months. I am considering finding ways to sue this company or find a new agent for our building. Stay away if you are considering this.

We recently sold a flat that we owned for the last 5 years.
Blenheims was the estate manager throughout.
The amount was increased yearly and we were paying for management fees twice the average amount in our neighbourhood (Swindon). The sum was Β£200/month for a 2 bed flat.
This was frustrating as we received nothing in return for this pretty steep fee.
The only landscape maintenance would have been a hedge, which the ground floor neighbors were cutting themselves as Blenheims never sent a gardner.
Then the trash around the property was never gathered. I took that onto myself.
The lights on the staircase was always broken and we were going up and downstairs in the dark for a year. Then they fixed it and it was always on in broad daylight, at our expenses, of course.
The façade is grim. The windows / sills mouldy on the outside. I ended up cleaning mine using my climbing harness.
There was even a fee for water expenditure - in a building with no communal or outside tap!
Then the horrible managed rain ingression issue. We had rainwater inundation in our bedroom, onsuite and living room. This took 1 whole year to sort out. There was scaffolding for some 8 months outside the building with no contractor whatsoever going up the roof to see the issue. It was, again, charged to the residents.
The leak was eventually bodged by a handyman and did not fix the issues so Blenheims decided it's the top floor neighbors issue to fix with his own money. Way to sort it out, hey?!
Then upon sale, the agency took their sweet time to give away any documentation needed for selling and that, together with the exorbitant amount of money they were charging, made 2 sales fall through.
The customer service is also appalling and we were always waiting for a week on average for a response to any queries.

Overall this company is a total ripoff and they offer nothing in exchange for Β£200/month X 7 flats. You do the maths and correct me if I am wrong.

This practice is sadly common ground in the UK and it's my opinion that the government should do as much as possible to regulate their affairs in some way, as there is no cap to what they can charge for providing fictive services. This just turns outright ownership of a flat/leasehold into a life long rent.

To finish: I strongly advise you to CHANGE ESTATE AGENTS if you end up with Blenheims, as soon as possible. They charge the most amount in the market and the services are NON EXISTENT.

Grace Crofts Lawrence has really made a big difference ! We have had considerable difficulty over many years with tenants in the adjoining apartments leaving piles of rubbish in our basement area . In the past the response from Blenheims generally has been poor but Grace has been really excellent in organising clean ups and notifying the tenants.
