I came across ACT three years ago when I switched to a new letting agent. Their reports are brilliantly detailed and simple to read. The office staff are always so friendly and knowledgeable. I now use them for all of my rental properties and cannot recommend them enough.

During the inspection, I was presented with the check-out report for my review and signature. However, the circumstances surrounding the inspection and the report raised several concerns:

1. Lack of Opportunity to Review: I was not provided with a reasonable opportunity to thoroughly review the report before being asked to sign it. The inspector indicated that the signature was necessary for key return purposes, but I was not informed that it pertained to the check-out report. This lack of transparency is deeply troubling.

2. Premature Request to Leave: To further complicate matters, I was requested to vacate the property before I had the chance to participate in the inspection process or review the report. This left me with no option but to sign the document without having examined its contents.

3. Discrepancies in the Report: Upon closer examination of the report and in comparison with the check-in inventory report, I identified numerous inaccuracies and discrepancies that require urgent attention. Many of the issues highlighted in the check-out report appeared to match the same conditions as documented in the initial check-in report.

I appreciate your explanation, though it's a tad peculiar that the 10-day review period felt like a hidden gem. The agency had already mentioned proceeding with deposit deductions without giving me the courtesy of this timeframe. Nevertheless, as a tenant aware of my rights, I'll make the most of this opportunity. To set the record straight, my signature was a confirmation of key return, not a green light for the report. But if it falls on me to spot 20+ inaccuracies aligning with the check-in report, I'm more than up for the challenge. After all, ensuring a quality inspection should be everyone's business, shouldn't it?
