Property management that touches your own skin. I was absolutely amazed by Bamptons' attitude, and how professionally they conduct their business. I have experience with a number of different property management companies, and sometimes it can take months to get a response, but Bamptons always respond quickly, and Judith always picks up the phone, which is very rare in the business. It is a tough business and it is easy to criticise, but I have had a great experience with Bamptons. I am tenacious and I need to see results, but Bamptons do whatever it takes. It is unreal. There was a leak coming from the upstairs apartment, Judith picked up the phone right away and they sorted the problem. They are a company of action. I was in the process of selling my apartment, and Wade was extremely helpful, constantly in touch with the lawyers to sort the management pact, and he helped the sale go through in just two and a half months. Any enquiry I have, it gets done, no waiting. The building in question is an old building, and a big job with almost 90 apartments, but Bamptons are always on hand, they hold regular meetings, they get repairs done, they have a firm control over service charges, and they are lovely as well. Lovely, professional, fantastic.

Like the previous reviewer I have paid over £7K for major works 2 years ago and the work still isn't finished. They don't reply to emails and they are not cheap, If you google the owner, an ex councillor you will see some very concerning articles about them and their associates. Please avoid if you have the choice. Though if your freeholder is one of their associates, you'll probably be forced to use them to "manage" your property. To top it off, if you want to call them it's an 0845 number which costs you even more money !

Awful company, was managing a block of flats I own and they completely screwed up all of the ground rent and service charges. On top of that, after checking with the residents, they have been overcharging everyone in my flats without informing me. Meaning they have been extremely sneaky and have been pocketing the difference on charges that should have been billed at cost to the residents. After some further research, it seems that the owner of Bamptons used to work for Kent County Council - where they were dismissed from for fraudulent use of public funds. Scummy company run by scummy people. I am having my legal team sort that absolute mess they have created and plan on dragging them through the courts until they have paid back every penny they have illegally charged the residents in my building.

Highly recommend. After years of neglect by former managing agents, Bamptons quickly established what we needed and set about working with our resident run management committee to achieve it. The professionalism, knowledge and integrity of Wade and Judith has been so impressive. Our heritage building finally feels in safe hands.

Unfortunately it seems that I and my 6 other neighbours have been duped by Bamptons since they took on the running of our management company. I live in Bridge Hill House and since they started approx. 5 years ago we have been fleeced at every stage of management and building works. They have a long history of creating companies and milking the weak and vulnerable out of all their savings and moving on to the next gullable victims. It is run by Wade Barker assisted by Judith Russell who are in fact are Mr.and Mrs. Wade Barker. Their calls are taken by a disreputable call centre with made up names.. Jason, George etc. They have a mafiosa percentage placed on every workmen sent. They hoodwink clients with complexties of law in order to make as much money as possible. They charm the powerful and encourage them to kick out the weak from their homes. They seem to prey on difficult neighbourly situations which are obviously over emotionally charged and are ruthless in their execution of duty. They have devalued the property to the point the flats have become unsellable..only to probably purchase them when their less off clients have no option. Be warned DO NOT USE Bamptons. The Barkers should be in prison. The cost of the service charge has risen by over 300% since their arrival. Nb 6 Bridge Hill House CT4 5AY on Rightmove. The majority of the shareholders are beginning a legal battle against them as they should be in prison. Be warned

DO NOT Use Bamptons!!!

We have had a good experience with Bamptons in the last year of working together. They have had the tough challenge of following many years of poor management from another firm. Some leaseholders have found it more difficult than others to deal with an actual process now being in place but I could not complain about the service and level of professionalism this firm have shown so far. I would recommend them.

* they never contact back.

* they took money 2 years ago for works to building which are yet to be done, refuse to speak to me about it or return my money .

* The seem to be unable to send letters to correct correspondence address then chase for the money a week before it’s due.

* can’t set up basic standing order for monthly payments on charges.

Had an awful experience with this company when I had them managing my property, DO NOT USE THEM!
