Really bad experience. For Gartons Close building 26-36
Entrance door intercom doesn't work over one month. Light has been fixed that is great but we need the entry system working as well. No post man or other couriers are unable to deliver our parcels. We have missed so many deliveries due to this. We have called many times, landlady been sending emails also other residents sent emails and nothing has been done. What if something happen and ambulance has to come? Who will let them in

This is how it looks when Beddal looks after your back garden. They just chuck loose rubbish into the People's bins instead of using bin bags. Bin man never collects loose rubbish which leads to foxes fiesta at night and maggots Wonderland during warm days. Reported dozen of times but was blaimed and shamed that I dare to write them and report. They also steal babies prams from hallways and give an excuse that babies prams are not allowed in hallways.
AVOID IF YOU CAN!!!

Been trying for them to clean an storage room for a few years. Sent key to access to them but got lost so they told me someone will come and collect it to make a copy but instead they sent him to cut the padlock and replace it with another one and give no keys to the neighborhood, manage to stop the worker and take key to make copies and get access to clean the storage, that was 6 months ago no one has returned the key or clean the storage where we have informed them there are rats!!!! Really unprofessional as they say one thing but not act on their words and completely ignores their responsibility putting the neighbours at risk.

I emailed c beddall on Sunday evening about edging strip on stairs had started to peel away and created a trip hazard and email was read early am and a contractor was on site early afternoon that day I found this to be great fast repair as I use these stairs everyday well done Michelle

A property management company has a duty of care to provide residents with a safe and habitable environment, and take action when this isn't the case. Not this management. We have been left now on FIVE separate occasions in a number of weeks with no bathroom water for days at a time in our flat (EN8 9BY). Company is refusing to send someone out to actually fix the issue, forcing us to look for other living arrangements elsewhere. We are not the only ones who are suffering with this problem on our block. An absolute disgrace to the system and nothing but negligent behaviour. If you are a tenant or landlord avoid at all costs unless you want to be inundated with issues and pay for a property you can't live in. Edit - the reply below is a complete lie. The issue was down to the communal water tank and had nothing to do with another flat. Embarrassing!

Negligent and shocking Management company.
There's a blockage in one of the main buildings they manage in John Silkin Lane and they would rather "protect the funds" i.e. the service charge than adequately maintain the building. Really disappointed beware.

C Beddall also have a nerve to imply that I've provided incorrect information and to not apologise profusely for their incompetent and inefficient management service.

It's clear they do not have the staff or infrastructure to resolve large volume of customer complaints and property management issues in a timely manner and there is no remorse.

The ongoing dispute in question has last for nearly 3 months. I have provided evidence from multiple independent plumbers that the issue lies externally. I've asked C Beddall to send independent contractors for a 2nd review however they sent back the exact same drainage engineer. The contractor in question has refused to liaise directly with me despite me contacting C Beddall and the drainage organisation directly asking them to do so.

It's unfortunate if this review is damaging to C Beddall's reputation but it does not deflect from the abysmal management service on offer here and the fact that I'm now left to resolve the matter with the blockage externally myself, at my own cost.

I would like to be able to give this business 0 stars.
Any reports of problems left with them are dealt with at a glacial pace, and they are not above gaslighting residents in to denying that obvious problems exist. If you are planning to purchase a property that this lot manage and aren't a slumlord with total disregard for your tenants then please be extremely careful!
