Have really let the property deteriorate. The pictures speak for themselves. Paying service charges for bin management and maintainence and Belgravia have just pocketed this money!! Let's see how fast they tidy up this mess. Unacceptable.

It is with such sadness that I leave a negative review of Belgravia because they used to be so great and we'd been on a real journey together - I'd like to clarify that the negativity is purely for the service since EightAM took over; we had an amazing experience when Annette was owner of the company and they managed our estate fabulously. However, sadly since new ownership and management, the service has been absolutely terrible and we've made the decision to leave.

There is absolutely zero communication, we've had so many supposed 'agents' dealing with the site, we don't even know who to speak to anymore (the turnover in staff is so high and they don't consult on anything much). We are totally ignored most the time and the service isn't great - they changed the bank accounts without even notifying directors, upped their prices for sellers packs (after we signed a new contract and without the courtesy of telling us), and refused to do the paperwork for a new director despite being instructed multiple times, whilst refusing to allow another director to resign despite them giving months of notice! They never answer questions and won't get more than one quote for works. It's just such a mess and reminds me of our previous company who we took to the ombudsman. Again, it is such a shame because Annette was amazing and I trusted Belgravia under her leadership, completely. Sadly though, the new owners have not maintained her level of service of professionalism.
Maybe if you're a tenant or selling your house, they'd be great, but as a block management company, they're awful and it saddens me greatly. I would leave a 1* but feel 2 is kinder because it used to be the best around.

When I entered my flat it was being managed by a different company and I had a horrific experience with lack of cleanliness, lack of inventory and a willingness to do everything possible to avoid sorting out problems (such as a faulty smoke alarm inaccessible to tenants).

When Belgravia took over, initially there were teething problems especially over said smoke alarm which led me to have only one month of uninterrupted living in the six months I was a tenant. However, once this was sorted Belgravia provided me compensation for the issues during their management period. In addition, they took on the cleaning fees for the flat in between tenancies due to the state it had been left in before I began my tenancy. I would give them a 7/10 for their service - for higher I wish they had trusted me on the issues with the flat in the first place!

Sabrina was amazing. She made moving into this property smooth, quick to respond to emails and always ready to answer any questions. We had an issue with regards to the the duration of stay in this property and she help us to sort things out.
I highly recommend this management property.

Sabrina is the most useless property manager I have ever come across. When I need her the most, she is apparently "in a meeting" every day I try to call, leaving multiple issues unsolved for weeks!! I'm shocked to see all these positive reviews for her, it's as if she's begged for them so she could get praise from the office.
Get away as far as possible from this ridiculous company and absurd management!!

I had an extremely disappointing experience with this block management company. Their communication was utterly useless, making it nearly impossible to get any updates or information about the properties they manage. It's clear that they lack any care for the properties under their supervision. Maintenance issues were often ignored, and it felt like they were just collecting fees without delivering any value in return. I would strongly advise against using their services.
