My family and I discovered Cookswood when we were looking for a home in Somerset.

We were very impressed by the developments masterplan, the amenities, options of properties available and the flexibility to accommodate our needs and requirements.
Rick and his team were very pleasant to deal with and it was a difficult decision for us to pull out the transaction when our circumstances changed.

Cookswood were understanding of our situation and honoured their word to make the contract cancellation as painless and smooth as possible.

I would like to thank Rick and all the team for a fantastic experience of buying a dream holiday home at Cookswood. Unfortunately due to a family issue we have had to pull out of the purchase having agreed nearly everything and Rick has been extremely kind in refunding 50% of our deposit even though the terms clearly state it is non- refundable and that his team had expended a lot of effort on terms of design and construction preparation.

The whole process was exciting whilst being professionally run. We had several visits to the site, chose our preferred plot and designed our “Summer House” to our bespoke wishes including making the accommodation “upside down” with the living area upstairs and the bedrooms on the ground floor. (This was to take full advantage of tremendous views from the plot.) We moved windows and doors, designed the garden hard landscaping and picked the kitchen etc. The Cookswood team always gave us plenty of time in meetings and on site visits.

There were no surprises in the process. Rick answered all of our questions and provided information in advance of each stage. We saw the various contracts in draft format before we signed the reservation agreement. Rick was also very understanding and flexible when our family issues started to delay progress on our side and although he was very disappointed when we eventually pulled out (as were we!) he was very kind and understanding about it.

Cookswood is a beautiful place and I’m sure the estate will be lovely when developed.

We have agreed to keep in touch and hopefully at some stage in the future we might still be able to buy our holiday home!

We were one of the early believers in the Cookswood project, we made up our minds pretty much after our first visit and meeting with Rick, who owns and manages the development, and we are glad we made this choice as we have now been enjoying our new house this summer. The house is great, even better than it looked like at the project stage, it's finished to a high spec, and the Cookswood team has been very helpful and supportive throughout the building process. The development is located in an amazing area of great natural beauty, with a lot of things to do - plenty of beautiful villages and small towns with local pubs, restaurants, bakeries, horse riding etc, which are all within easy reach. The views are outstanding, and we did enjoy hiking and running nearby. And nothing really beats a barbecue cooked from fresh local food at a sunset in front of your house! This is an ambitious and quite a unique development, it's been nice to see how quickly and professionally the development has been progressing, and we can't wait it until it's finished with spa, bar, swimming pool, tennis courts etc available to residents.

Happy to report that this situation is now resolved to our satisfaction.
Me and my husband found the Cookswood development on the internet when looking to relocate to the UK from France. The images on the website and our initial discussion with the project team were so exciting and encouraging that we reserved a plot at a cost of 5k.
However, as the process continued, things quickly went wrong. Firstly, Cookswood deleted the plot that we have reserved. The new plot they offered had a different orientation but they assured us that we would be able to continue with the design modifications we have previously agreed and required for us to make the house work. We continued the process and incurred significant costs with solicitors. At this point the project manager informed us that the only way to get what we had agreed was to buy back a portion of our previous plot! This had been by them deemed to be unusable for development yet price they quoted was equivalent to building land.
At this point we decided to visit the place. The brochure images we had seen did not reflect reality with a regard to property layout and woodland setting. Given that we could not see the value of purchasing the additional land required to fix the problem that they have caused by removing the originally reserved plot, we had no choice but to stop the purchase.
From this point Cookswoods attitude changed for the worse. At least for 6 weeks we have been trying to resolve the matter with respect to the reservation fee but they are very unresponsive.
Overall, a very frustrating experience lacking professionalism which leaves us in doubt that they could have ever delivered.

As soon as we visited Cookswood, we knew that this was going to be the dream home we had been searching for. Rick, Daniel, Olivia and team couldn’t have been more accommodating helping us with the exciting bespoke design of our property and answering all of our questions. It has been exciting to watch the build process. This is a truly luxurious development set in a beautiful part of the country. This development is unlike any we have ever visited before and we are excited to be a part of it.

Rick and his team are creating a very special place at Cookswood. It's more than holiday home complex - it's a retreat from the world, a place to call home, with exceptional facilities. The houses are impressive. Sadly, I had to withdraw from my purchase due to medical reasons, but Rick is an honourable man and is refunding me my deposit in full, for which I am very grateful. Can highly recommend.

Happy to report that this situation is now resolved to our satisfaction. Well, it's been a while so i thought i would update this review. Cookswood did indeed stick to their policy of minimum engagement and hoping that a situation goes away. It won't. They refused my offer to arbitrate the issue, which i guess says something about their attitude to clients as well as their degree of confidence in success. They did offer 1000 pound for me to go away and take down my review......not really how this works if you ask me. Off to court we go!:) ,

Be very careful before signing anything as if things don't go well Cookswood's response seems to be to simply 'ignore and hope it goes away!' If you are considering this development then my advice would be to 1) check their schedule against what they have actually achieved. 2) compare the marketing photo's with the location and what they are actually building 3) take a look inside any completed houses and satisfy yourself that these buildings are being fitted out to a high end specification.
