Avoid at All Costs – Unacceptable Treatment and Deliberate Delays
here's my story -

I’ve had a mortgage with LendInvest for the past five years, which came to the end of its term today. Back in January, I contacted them to request a new quote and was offered a two-year fixed deal at nearly 6% interest, along with an eye-watering £22,000 arrangement fee. I decided it would be more sensible to pay off the mortgage instead.

Since February, however, LendInvest has made this process extremely difficult. Despite my clear intention to redeem the mortgage, I’ve been subjected to endless requests for documentation for SOW — including full bank statements, shareholdings, passports, and even my children's passports, as I had used funds from their Premium Bonds accounts.

At one point, they even asked for written letters from my children (aged 10 and 12) explaining the source of their funds and confirming they were gifting the money to me. This request was not only inappropriate but indicative of a wider issue.

It has become increasingly clear that LendInvest is deliberately stalling the redemption process to push me into either signing a new mortgage agreement or being rolled onto their 7% standard variable rate, which takes effect tomorrow.

In the past two months, I’ve sent over 20 emails and made twice as many phone calls. Their response times have been painfully slow, often taking weeks to reply — only to ask for more paperwork that could have easily been requested earlier.

While I understand the need for Source of Wealth checks, a three-month process with unreasonable demands involving children clearly suggests something more than due diligence.

This is my honest experience, and I strongly advise others to think very carefully before doing business with this company. I am now in the process of submitting a formal complaint to the Financial Conduct Authority (FCA).

A truly appalling lender. Had to go with them around 5 years ago and was told at the time that they offer product transfers. Actually, what happens is that instead of hanging onto landlords by offering a smooth retention strategy, they do the opposite. They pay for a physical valuation with the risk that the rental is valued at less than what the tenants are paying causing the loan amount to be significantly less than the current loan amount. Endless appeals and arguments ensue with the end result of going with another lender, paying for val fee,legals etc and using a different firm of surveyors other than Connells who are hopeless! What a diabolical shambles from LendInvest!

I wish I had read the reviews prior to agreeing to a product transfer with them. A horrendous process that took months for something that is usually very simple. They have not amended the direct debit amount so I am no being overcharged, but they will not respond.

Will pursue legal action.

The application process is very slow to say the least. They are no way at the processing speed they stated in their website. No valuation was booked even after the application has been submitted vs Processing and valuation instructions* 3 days stated on their website. 2 weeks after the valuation, still no sign of the mortgage offer vs Valuation assessment / Offer 6 working days or request for further docs. The whole case has been going on for almost two months now, with no update. If they reject you for some reason, then it may risk the seller pulling out due to long wait. If you want a speedy lender, I will look further.

Worst lender- causing so much of a fuss for a product switch- was impressed 5 years ago- took two BTL Mortgages with them- never realised when it is time for a product switch they will make it so complicated- wish never took out a mortgage with them/ pathetic experience

I have been investing with Lendinvest for many years but I am now winding down my investments as loans are continuously extended with no reference to the lenders. I have had a loan that is over 12 months overdue with no repayment date in sight, just more excuses why it is delayed.

I have investments and I also have had a LendInvest bond. Throughout my time with Lendinvest I have received a good rate of return and had no concerns with them during the recent pandemic. Which is not something I can say of some other private funding platforms I've used.
I cannot comment on the support team as I have not needed their services!
I would recommend.
