Absolutely rotten firm to deal with. Had to beg for my deposit money to be returned and they weren't answering my emails or following up my phone calls when they promised to. Sarah was the only one I found helpful and personable. Their head office doesn't have a contact number which doesn't surprise me. I will definitely choose another letting agency in the future and not a big chain like this one.

I’m not surprised to see the reviews about Linley & Simpson below.

The treatment I’ve had from them has been a disgrace. Given my landlord was an absolute star they tried to make my moving experience simply hell. From moving into a property with grease and marks all over the walls to fully trying to blame this upon us when vacating the property due to having extremely noisy neighbours.

On numerous occasions we had communicated directly to the landlord any concerns that we had and any work that needed doing. When Linley and Simpson got involved something always went wrong. From Leaving us without hot water for days as well as not responding to any appointments.

Given the communication we had with the landlord Linley and Simpson seemed to try and interfere and outright called us and the landlord liars when something was agreed.

When we left they initially tried take to take a small portion of our deposit which was obviously queried by myself and partner. When this was done we were met with Sam (lovely guy) ignoring us all week to then send us an email at 5:30 (when the office closes) saying he now needs the full deposit on the same basis as before.

They have been an absolute joke and if you can use another company in ilkley please do so as they are all on some sort of power trip.

Linley and Simpson are a joke company. They’re absolutely charming and communicative when you’re looking to rent and sign up for a contract, however, once you’ve moved in, it’s a different story.

The negative reviews say it all. The staff are generally unpleasant and whenever I’ve been into the office, I’ve been glared at and made to feel victimised by the staff. It’s a very hostile environment. The only staff member who showed kindness to us from Ilkley is Scott, so he is exempt from any comments in this review.

We dealt with our landlord throughout some of our tenancy due to the incompetencies of Linley & Simpson seeing any job through to full completion. Our landlord was fantastic, no complaints. He understood our very difficult situation of having to move out before our tenancy agreement ended due to antisocial behaviour from our neighbours. Linley & Simpson, on the other hand, have attempted to take our full deposit for a tin of paint, the refitting of a bannister (which Scott told us was a 10 minute job and not an issue for us to be concerned with), and an oven clean. We paid £150 for a professional cleaner to do an end-of-tenancy deep clean which we are able to provide proof of. £980 is being withdrawn from us, despite the fact I paid for fitted blinds, painted the kitchen, bathroom, garden fence, bedroom & living room without any cost to Linley & Simpson. I’ve included a photo for your reference - before and after. It’s a disgrace. Instead of calling us out of respect with an ounce of decency, Sam Marshall left an email for me today at 5.30pm to say I would not receive a penny of my deposit. He waited over 2 weeks after handing the keys in (and new tenants moved in last week after viewing and signing for the property on the same day - so it can’t be that bad!?) and ignored my offer of coming to the property to walk through and discuss any issues in person. But I’m not the first person to experience this. Too many of my friends have also had this treatment from the Ilkley branch.

Shame on you. The tenancy deposit scheme exists largely for businesses like yours. Disgusting, I will never use your company again.

Selling my house with Linley and Simpson is still haunting me to this day.
It took a year for me to complete the sale due to James refusing to ring the buyer during working hours. Countless times I cried down the phone about how I was unable to afford my rent - I was paying two lots of bills due to the sale taking so long. There was no issues raised, no chain - just an inability to push things along by Linley and Simpson.
Fast forward two years and I get sent a bill for the commission of the sale which I thought had been paid. Linley and Simpson had failed to check this had been taken by the solicitors and passed onto them. I’m in a worse position after losing my job because of Covid, and trying to set up my own business so the thought of having to pay this bill has me so, so stressed.
I tried to organise to to pay this monthly - heard nothing for a year, then received another invoice for the full amount with absolutely no message in the email. I’m still in the process of trying to set up monthly payments, but so far Linley and Simpson have taken no accountability for any of these mistakes and all of the stress they’ve caused.
I would urge anyone selling their home to avoid Linley and Simpson.

We've been looking for rentals in the area so have been in contact with a few different estate agents, and Linley and Simpson have easily been the best! They were very easy to contact and happy to answer any questions. We were showed round a house by Scott and were really impressed with his friendly approach and knowledge of the local area.

Had a lovely experience with Ben Holmes of Ilkley. He called me regularly to check in on my availability to view the property, he was very warm, friendly and knowledgeable about the property when I arrived, able to answer my questions and even before i asked them. He also tried to help and advise me on filling in the application form and keep me updated throughout the process. Asset to the Ilkley team and I wouldn't hesitate to recommend him and Linley and Simpson to anyone.

They were helpful with the viewing, as well as being on hand to answer all our queries regarding the referencing and the tenancy. Touch wood, it has all been very smooth and seamless. Had an awful experience with Ami Woods. Caused me a lot of stress and anxiety. Caused me to rush a lot of my decisions and was no where near helpful or supportive. Felt very victimized. This is not the first time there has been issues with Linley and Simpson, at other branches too. Will never use Linley again.
