Showed me a property in Preston as I need to move for work/school. Fell in love with the property and applied for it that night. Sent ID, bank statements, proof of deposit and savings and was told I could not afford the property based on their assessment. I wouldn't have applied for the property if I knew I could not afford it. Yet they still asked for my friends details as he offered to be my guarantor. My friend told me he sent all the details/ID however I have heard nothing from them since. I have sent multiple emails with no reply or confirmation that my application was unsuccessful. Sort of upset as it would have been nice just to get a simple "sorry, you didn't get it" email but it seems by the other reviews I may have dodged a bullet with this company.

Would recommend not renting with this so called "Estate Agency" unless you are prepared to part with half of your deposit scheme and receive periodical rent increases with the following 2 options "agree the rent increase" or "opt for moving out of the premises". Rented with this estate agent for just over a year and a half without giving them any issues and rectifying the aesthetics of the household (including garden maintenance). Then when it comes to moving out of the premises, get hit with "bath sealant replacement bill" among other charges which do not seem fair at all. For example hanging picrures on the walls and being charged £100 after inspection even though the house was left in a better Manor than when moved into. Hopefully people research this business before entering contracts with them.

Just wanted to leave a review for Mark Walsh

He was the best landlord I could have asked for. If anything needed fixing (which wasn't very often) it would be done without hesitation. Everytime i saw him, he was either helping another tennant or finding ways to make the mill a better place for people to live. If I was to ever move back to Preston, the first person I would ask about properties is Mark. Thank you again for services ?

When I see other reviews on this company I àm very surprised. I have had two visits from Mark Walsh Estates, each one they have been very professional. I struggle with anxiety and have à tendency to try to cancel appointments because I do not like strangers/friends/family in the flat. They have been very professional in trying to spend miminal time in the apartment. I will sày this in the first visit Mr Walsh was very honest about the state of the flat, he and his staff worked with me to improve its state with Peter, their handyman. Sometimes honesty hurts, but i do understand they are doing à job às letting agents for their landlords. This is my honest opinion of Mark Walsh Estates. Very professional company who are honest

I'll let the text messages attached do all the talking. No apology offered, and tries to make excuses instead of being accountable. Then asks me to hang around for 1.5 hours on the off chance he might be able to make it, perhaps not realising that we have jobs and commitments, and aren't simply waiting for an opportunity to view whenever he designs fit to drop in.

How can I trust that my housing will be managed effectively when basic courtesy and professionalism seem to evade them? Steer clear!

I have been in Preston since 2012 and this is the worst agency I have ever dealt with. When signing the contract the contract was saying the flat will be fully furnished, after signing the contract we've been waiting for 2 wardrobes for the 2 bed rooms for over 3 weeks!
If something important broke in the flat such as heating system or washing machine they keep you waiting for at leat a week or 10 days to fix it, or maybe more.
