Increased our development’s Service Charge without sufficient explanation and won’t respond to emails or telephone calls when residents query the increase. The Public Open Spaces on the development have never looked as unkempt since they took over. Obviously beyond their capability to manage freehold developments.
Unprofessional company which should be rated with zero stars but unfortunately this is impossible to select.

Mulberry PM - as ‘property managers’ this company is beyond INCOMPETENT - my experience of them chimes with the those of the previous 2 ‘negative’ reviewers.
We are a small block of 6 flats ( 5 of us are freeholders) and - unbelievably - we were landed with - an electricity bill of over £4,000 for our communal areas for an 18 month period - Mulberry hadn’t bothered to read the meter when they took over our block and so failed to notice when a heavily discounted rate (negotiated by our previous managers) had expired.
To try and cover up this incompetence, Anya Mathewson then claimed this had happened because our previous property managers had failed to provide them with the details of our electricity account. I was able to prove this was NOT TRUE and when presented with the evidence, Anya simply said : “we dropped the ball” !!
This is just one of the examples we experienced of Mulberry’s total INCOMPETENCE as property managers.
The property management industry badly needs properly regulating, but Mulberry is one company that has helped to give it a bad name.
If you are looking for property managers, I recommend you don’t touch Mulberry with a barge pole !!!!

Disappointed with Mulberry’s service, feel like we were promised a superior service by going with a company that’s charged a bit more and that was more local to us and they failed to deliver. Very little has been done over the last year and we have had to push for some services to be delivered, when this has happened, staff have not been particularly helpful and have had to be emailed multiple times without a satisfactory resolution. Mulberry dropped us after a year of management, we feel this was at least in part due to our insistence on getting the services we had paid for, or failing that, a refund on the services we could prove we hadn’t received.

My partner, young daughter and I have just had a very positive experience renting in York with Letters. Moving in was easy despite potential sticking points such as being only recently self employed, one of us having only foreign references and having a young daughter. The office has been easy to contact and quick to reply when any queries or issues came up, which were in turn always quickly resolved. Staff were equally accommodating when it came to moving out and made a stressful time a lot easier. Highly recommended.

Stayed at the same property they managed for 4.5 years and had very good relationship with them throughout. There were property visits twice a year and it was easy to report any broken items, usually gets resolved in a week or so. Letters keeps a high professional standard on management and maintenance. There are indeed high fees if you miss an appointment or forgot to cancel your standing order after moving out etc., but things are spelled out clearly in their emails and you just have to do your homework, or just ask them to clarify. The staff are friendly and attentive, perhaps because I'm a long-time tenant and we've come to recognise each other over the years. I certainly recommend them and would use their service again if moving to York.

Mulberry Management Services have done an excellent job of getting our building into extreme debt, removing essential services, pretending to not understand the laws and codes of conduct in which they are required to understand and follow, and treating not only their customers but staff members like dirt.

I wouldn’t trust this company to post a letter, let alone manage a building in future. And I highly advise that other buildings avoid them.

I loved living in this flat! Any maintenance issues I raised were always dealt with really quickly and all the staff were always really helpful and friendly. Also, letters were really fair when moving out with the deposit and stuff which was great. Thanks for being a fab letting agency!

Tracy from Letters and her team did an amazing job project managing essential building work on our property and all during lockdown. It was a complex job involving damp works, new kitchen, decorating, new carpets etc. and it was all completed on time with an excellent result and new tenants. I would highly recommend.
