Long story short.

If you care about your property in any way at all. Oakland residential management is the last place you want to manage your account. Don't believe the 5* reviews either. This is by no means a 5* account management company.

No I would not like to respond to the email address. I've made my feelings clear many, many times about the ignorance that has been received by ORM. It's got my name at the top, it's not too difficult is it.
I didn't post a negative review to get further understanding about ORM's position and give feedback or to enter further discussion about the review....... I posted it purely to tell others to be wary of using ORM as their management company. Many of your 5* reviews are from contractors and ex business partners. Most of the 1*s are residents of the properties you have dealings with/oversee. Some also seem a bit sus too, let me elaborate.....only having given one review in their profile and it's a management company review at 5*.....bit Sus really. Who comes on and does a 5* review on a residential management company yet hasn't placed a single review on a local store, event, services, amenities, leisure or shopping, an item purchase, a web company used......but comes on and does a glowing review on a management company as their only review

In case others have got this far, don't listen when they say ("all the bad reviews are from non paying residents") I can assure your my account is all in the green. My opinion still stands. Avoid ORM

I recently had an incredibly disappointing experience with Oakland Residential, particularly with a staff member named Col. As a paying resident, I expect a certain level of professionalism and respect, which was entirely lacking in my interactions with this company.

When I raised legitimate concerns about ongoing issues in our car park, Col responded with a dismissive and unprofessional attitude. Instead of offering constructive solutions, he outright refused to take any responsibility or proactive measures. His suggestion that I handle the matter myself by contacting the local council was both inappropriate and unacceptable. It's the management company's duty to address these issues, not to pass the buck to residents.

Furthermore, Col's tone was condescending and disrespectful, as evidenced by his comment, "please do not tell me what I need to do." and suggested he cannot call upon "guardians of the galaxy". Didnt know they work with the Avengers. This kind of attitude is entirely unprofessional and reflects poorly on the company as a whole. Ignoring or dismissing valid concerns is not how a reputable management company should operate.

If they do not address these issues promptly and effectively, I will escalate it further to the right authorities. Paying customers deserve better service and respect, and it's clear that this company, under the current management, is failing miserably in both areas. Avoid this company if you value professionalism and effective problem-solving.

We have done work for Oaklands Residential for about 10 years or more, there the best payers we have always paying early never late.

Communication with them is second to none and there pro active with what’s going on with their sites any issues and problems they make it part of my job to relay the information over and prompt in dealing with it.

Can only recommend them as they give a five star service.

I cannot understand some of the negative reviews!

In my experience Oakland have provided an excellent service - think back to the previous management company!!!!

Oakland dealt very efficiently with a serious flooding problem at the flats a few years ago, taking all the stress from the residents.

The Estate manager always responds promptly and positively to my queries and minor issues have been dealt with to my satisfaction.

I pay my management fees within the expected time frame so I can't comment on the work of the credit controller - probably just doing his/her job!

Well, what can I say? A totally professional company to deal with, with the best of the best in regards to contractors!
Every enquiry dealt with speedily & faultlessly. Their contractors are customer centric with high standards & every emergency carried out with care & in a timely manner.
The staff in Hale are all mindful, knowledgeable & give the occupants peace of mind when contacted.
Overall, I would highly recommend Oakland Residential Management Ltd to any & all.

As Director of our apartment block's management company, I deal with Oakland on a very regular basis. In my time in our development we have had three different agents and Oakland have been the best by some considerable distance. They have never lost sight of the fact that we are the client and they are the service provider. Whilst always ready to give (much appreciated) sound advice based on their considerable experience, they always accept that the money they collect is ours and ultimately it is our decision as to how it is spent.

I consider our development to be run to a high standard. Problems have been resolved in an efficient and non-confrontational manner. The co-operation between residents and the managing agents is first class. We thank Oaklands for their part in this.

There seem to be a lot more positive reviews than the odd negative one … and for those negative posts, Oakland have proposed to address any issues.
They’ve always be attentive as far as I’m concerned - it’s always a fine balance to keep everyone happy.
Pay your bills ( I have a direct debit and have never had an issue ) and perhaps there won’t be an issue.

I’m a portfolio landlord who has had numerous interactions with various management companies over the years & found that Oakland Residential are by far the best I’ve ever had dealings with, I’ve always found all the staff (especially Colin & Lucy) extremely pleasant & efficient. On our behalf they have supplied numerous contractors gardeners,cleaners,roofers,decorators & electricians all which have & do a great job at great at prices without issue, I have came across other ‘not so good’ companies that don’t seem to have their eye on the ball & don’t actively collect service charge arrears the knock on effect being ‘not enough monies in the reserve funds’ when issues arise & other paying owners having to subsidise bad payers/debtors If only all management companies would model themselves on Oakland Res. Keep up the good work it’s much appreciated. Mr Troy
