Over the years, we've had a few property management companies handle our property development in Harlow, but things significantly improved when TPM took over management a couple of years ago. They stepped in and effectively resolved the issues left by the previous administration, which had both extortionate rates and abysmal service. My interactions with the TPM property manager, Denika, for our development have been a welcome change—always friendly, helpful, and super efficient!

Denika from Transparent Property Management Ltd was a great help to us after moving into our new property. She addressed any questions promptly and where she didn't have the answers straight away, she followed-up and even did a site visit to sort it out. Thanks for your help Denika!

It seems all the positive reviews are about two people - Denika and Antoinette. You must get lucky if you they are involved in your property maintenance because the rest of the team are useless.

TPM took over and immediately increased the service charge and reserve fund contributions. It came as quite a surprise, especially seeing as the 4 flats in our block were not notified about this, nor received the upcoming years budget, or the invoice for Jan24-Jun24.

Instead, when we queried in Jul/Aug24 what was happening, we was met with an invoice for Jan24-Jun24, immediately followed a week later by the invoice for Jul24-Dec24. One tenant even had a late payment admin fee charged on the invoice despite it being the first time he'd seen the invoice.

Upon several attempts to contact the company, the only useful people seem to be Antoinette working in credit control and Ellie the receptionist. The dedicated property manager I'm not sure actually exists as does not answer any emails, and all of the invoices, budgets and statement of accounts have come via the credit controller or the receptionist.

Unfortunately getting any source of information from TPM is a big headache and they do not adhere to the timelines set in section 21 and 22 of the 1985 LTA.

TLDR: Would recommend not using. This company is far from Transparent and you're much better using another property management company.

This company took over our building management and it's gone from bad to worse! Car park shutter has been out of action for a couple months and it's invalidated all our insurances. They don't care. Plus we've just had a couple break ins which we can not again claim on our insurances - they put up fake dummy cctv cameras whilst they wait a couple months to get quotes for repairs to shutters!! AVOID THIS COMPANY!! Their attitude in responses to the emails I have written just highlights how unprofessional they really are!

This company took over our property a year ago and have done nothing except double our fees. They have made it worse to live here and surely that is not the raison d'être of a property management company. Horrible people!

I wish I could give minus stars!

Update: it is increasingly unpleasant living in a property managed by Transparent. It's like living in a prison camp. So many rules and regulations meted out by hired unpleasant aggressive people. I should be happy living in my home, not feeling like I'm living in an authoritarian nightmare.
