As a property owner in a building managed by Zenith, I’ve had an increasingly frustrating experience with how they handle service charge disputes and communication.

The first major issue was being billed for a month of service charges before I even moved into the property. Despite providing clear proof and being told the matter would be passed to their finance team, I’ve had no follow-up whatsoever—despite chasing this multiple times since last year.

More recently, I was told I owe additional service charges due to a supposed increase that took effect in January. I was never informed of this increase, and there was also a discrepancy between the amount I was told I owe and what the actual figures suggest. I simply asked for clarity—but again received no proper response.

What I did receive instead was a separate email charging me an admin fee for a missed payment (which I dispute) and even a threat of legal action. I’ve paid my service charge monthly without fail and only ever asked for transparent communication and a clear breakdown of what I’m being asked to pay.

The lack of accountability and poor communication from Zenith has been extremely disappointing. When property owners are being asked to pay increasing costs, the very least we deserve is timely, accurate information and a response to reasonable queries—not silence, admin fees, and legal threats.

Just wanted to call out that Charlotte W. and Olivia F. who have been excellent and have helped us out respectively with a couple of separate matters with our apartment. In response to a complex request, Charlotte has readily provided us with all the information and help we needed throughout. The other was a maintenance issue which Olivia picked up, investigated and resolved, doing everything she promised and keeping us informed from start to finish. I wish you could give 0 stars - to all future buildings and properties considering Zenith as your Property Management Company - steer absolutely clear.

You will pay astronomical fees, be given zero transparency and communication, and will wait for weeks for responses to questions that in turn will cause you to have to pay interest on charges.

They really take the whole '21 days' to respond to leaseholders to heart... ask yourself if it's worth the stress? For it, it's not - and they are the reason I will have to sell the property I worked so hard to buy - I hope none of them sleep well at night.

When I came to sell my flat - managed by Zenith - my communications with them were incredibly easy and gave me a huge amount of comfort during an extremely stressful process. Laura Atkinson in legal went absolutely above and beyond to assist in what was a very difficult and unnecessarily complex scenario in respect of my sale. She was efficient, empathetic and went out of her way to provide the information required - information which even the conveyancers involved were unable to assist with. I have the utmost gratitude for her help and understanding. Zenith also provided the documentation required for the sale extremely fast and assisted me in terms of service charge and ground rent payments whilst the sale was ongoing. I cannot rate them higher based on my experience.
