We were led to believe there were no red flags with our application and that we could comfortably afford a property we loved. After obtaining a DIP from NM Finance (which I have now found out they only did a mortgage calculator not a decision in principle)we were encouraged to proceed with our application. However, just 24 hours later, we were unexpectedly declined. This has now left a hard check on our credit history. The reason behind the rejection or so I was told by Gregg Baker was that this lender expects our score to be in the 900's - yet failed to mention this to us before doing the application, because if they had i wouldn't have gone through with the application.

The advisor we dealt with was vague and unhelpful, offering no meaningful advice other than to “get a bigger deposit” or “buy a cheaper house.” This response felt dismissive and unprofessional, especially given how emotionally invested we were in this property, which was close to family and part of an ongoing bidding war. We were made to feel as though there would be no issues with our mortgage, only to be blindsided by the decline.

Overall, we received no useful advice, no accountability, and felt misled. We would not recommend this service.
