Andy has been managing my rental property since 2017. When I first decided to put my house up for rent he gave me some really good advice on what I needed to do to get the décor up to scratch and he found excellent tenants quickly. You only need to look at his listings on Rightmove to see that he’s not your stereotypical letting agent, he doesn’t do hard sell or spiel and jargon, he does what he promises to do when he promises to do it. Whenever my tenants have any issues at all, he’s quick to communicate with me and suggest a solution so that we can get it resolved. Happy tenants, happy landlord, I can’t recommend him highly enough.

A bit like the previous review, I have had the misfortune of living next door to a Coley managed property in Nottingham (of all places). I contacted Andy in September 2021 regarding the boundary and garden after the tenants said they could get no response from the landlord. We have previously replaced some fence panels, however am loathed to do so as the tenants let weeds overgrow and push out the panels. The neighbours have a large dog and panels are literally rotting and falling apart (6 need replacing in the rear) there is also a tree that has pushed out the concrete post and meant we have had to remove a panel on the front garden. Upon initial communication, Andy was genial and requested proof of boundary, photos and contact details of local companies that could be used, seen as Coley is MILES away, I provided all of these promptly, i even went so far as to have a local fencing company come out and quote. I went back and forth with Andy till May 2022, getting nowhere, and with him apparently just as frustrated at pinning the landlord down, not my problem. We also discovered they may have some connection other than this. I explained both my son's have special needs and they require a safe garden, not one with rotting panels and nails exposed. Not to mention how unsightly the whole situation is. By this point (8 months later) I had lost my patience and nor did I have the time to chase constantly. My retired father offered to take up the lintel, and again he sent videos and photos. At one point Andy said he would send his own contractor up after it was mentioned a quote had been arranged by a local company. And here we are, 2 summers later (bearing in mind we started this process in 2021!) with a horrendous, unsafe and unsightly boundary, tenants that aren't bothered themselves and no communication or resolution. Do better Andy, there are those of us who wish to live in a nice environment and landlords and management companies should see the tenants are looking after the property and its upkeep is maintained, this is neither. I have to live next to an eyesore and you seem unconcerned that the property and land is a mess and causing distress to others

Although Coley lettings may be 5 star with absent landlords, unfortunately this company is 1 star in respect of the tenants. For many years, I had tenants as neighbours in the property which is attached to my own. They showed me the internal walls, covered in black mould and since they have left, the garden has been allowed to get completely out of control* and the fencing which separates my own property from the property 'managed' by Coley lettings and is the landlord's responsibility, has been left to rot, after a number of phone calls and emails to Coley lettings from us. It is the prime duty of a letting agent to be the link between the landlord and tenant or interested parties( neighbours who have cause to complain ) *Since this review has been published, I note that the agent has been to the property with a strimmer. I await further developments.
